List your property. Reach the right buyers and tenants.
INYIS — Nigeria’s Property Marketplace helps property owners, agents, developers and property professionals present their properties to people looking for property in Nigeria.
Whether you are selling, letting, developing or managing property, INYIS provides a digital place to showcase your listings and connect with potential buyers and tenants.
1. Why List on INYIS?
INYIS is built around making Nigerian property easier to discover.
By listing with INYIS, you can:
- Showcase your property online
- Add professional property photographs
- Provide detailed property information
- Receive buyer and tenant enquiries
- Receive viewing requests
- Highlight verified information
- Reach people in Nigeria and Nigerians living abroad
- Build a professional property profile
- Connect with potential customers through the INYIS marketplace
Our goal is not simply to display properties.
We want to make the information around each property clearer, more useful and easier for prospective customers to understand.
2. Who Can List?
INYIS may accept listings from:
- Property owners
- Real-estate agents
- Estate agencies
- Property developers
- Property companies
- Landowners
- Property managers
- Other authorised property professionals
You must have the appropriate authority to advertise the property you submit.
If you are acting for an owner, developer or company, you should have permission to represent them.
3. What Makes a Good INYIS Listing?
A good listing gives a potential buyer or tenant enough information to understand the property before making an enquiry.
We recommend providing:
Property information
- Accurate property type
- Location
- Asking price
- Number of bedrooms
- Number of bathrooms
- Land or property size
- Availability
- Furnishing status
- Important property features
Photographs
Use clear, recent photographs showing:
- Exterior
- Living areas
- Bedrooms
- Kitchen
- Bathrooms
- Garden or outdoor areas
- Parking
- Important facilities
Avoid photographs that are misleading, heavily edited or unrelated to the property.
Description
Explain the property naturally.
Tell potential customers what makes the property useful or suitable rather than simply filling the listing with promotional phrases.
4. Be Accurate
The information you provide matters.
You are responsible for ensuring that your listing information is reasonably accurate and current.
This includes:
- Price
- Location
- Availability
- Property size
- Property features
- Ownership or representation
- Contact information
- Photos
- Development status
If something changes, update the listing or tell INYIS where appropriate.
5. Property Documents & Verification
INYIS may request supporting documents or information as part of its verification process.
Depending on the property, this may include information relating to:
- Ownership
- Property documentation
- Agent authority
- Development
- Professional identity
- Business registration
- Other relevant information
Not every document submitted for verification will be displayed publicly.
Verification information may be reviewed by INYIS and, where appropriate, by authorised people involved in the verification process.
6. INYIS Verified Listings
Where a property passes the relevant INYIS verification process, it may receive a verification status or trust indicator.
Verification is intended to give users additional information about the checks carried out by INYIS.
It is not a guarantee of the property, transaction or future conduct of the listing provider.
Buyers and tenants should still carry out their own appropriate checks.
7. Your Agent Profile
Agents and property professionals can build a professional presence on INYIS.
Depending on the available features, your profile may include:
- Your name
- Professional photograph
- Agency name
- Telephone number
- WhatsApp contact
- Areas covered
- Services
- Professional biography
- Website
- Licence or registration information
- Verification status
- Your INYIS property listings
A complete and professional profile helps potential customers understand who they are dealing with.
8. Professional Photo
For INYIS agents, a professional profile photograph may be required before certain listing or submission features can be used.
This is part of our effort to make property profiles more transparent and professional.
Use a clear photograph of yourself rather than:
- Company logos
- Property photographs
- Random images
- Heavily edited images
9. Receiving Enquiries
When someone contacts you through INYIS, the enquiry may include information such as:
- Name
- Telephone number
- WhatsApp details
- Property of interest
- Message
- Viewing request
You should use this information only for the legitimate purpose of handling the enquiry and in accordance with applicable privacy requirements.
Please do not misuse customer information or add people to unrelated marketing lists without an appropriate lawful basis.
10. Respond Professionally
A potential buyer or tenant may contact you from anywhere in the world.
They may be:
- Living in Nigeria
- Living elsewhere in Africa
- A Nigerian living abroad
- An international buyer
- A tenant
- A property investor
- A company looking for property
We encourage agents and owners to respond clearly and professionally.
Where you cannot answer a question immediately, tell the customer when you expect to respond.
11. Property Viewings
If a customer requests a viewing, make sure the arrangements are clear.
Confirm:
- Date
- Time
- Location
- Contact person
- Any access requirements
Do not ask customers to make unnecessary payments simply to arrange a viewing.
Follow appropriate safety procedures when meeting people you have first contacted online.
12. Prices and Availability
Please keep prices and availability current.
If a property is:
- Sold
- Let
- Reserved
- Withdrawn
- No longer available
- Repriced
update the listing as soon as reasonably possible.
Outdated listings can create a poor experience for both customers and property professionals.
13. What You Must Not List
Do not submit properties or information that:
- You do not have authority to advertise
- Is deliberately misleading
- Uses another person’s photographs without permission
- Contains fraudulent documents
- Contains false ownership information
- Has deliberately misleading pricing
- Is intended to defraud users
- Contains unlawful content
- Violates another person’s privacy or intellectual-property rights
INYIS may reject, restrict or remove listings that do not meet our requirements.
14. No Fake or Duplicate Listings
Please do not create multiple misleading listings for the same property simply to dominate search results.
If the same property is represented by multiple authorised agents, the information should accurately identify the relevant listing provider.
INYIS may consolidate, restrict or remove duplicate or misleading listings.
15. Nigerian Property Professionals
INYIS works with property professionals in Nigeria and may connect enquiries with relevant local professionals.
For local Nigerian property activities, INYIS works with:
EMERALD PRIME HOMES LTD

Agboju, Lagos, Nigeria
+234 803 603 1813 | +234 814 858 2331
emeraldprimehomesltd@gmail.com
This partnership does not prevent other authorised agents and property professionals from using INYIS.
16. Owners Who Do Not Have an Agent
Property owners who have the authority to advertise their own property may also be able to list through INYIS.
Owners should be prepared to provide appropriate information about the property and respond to genuine enquiries.
If an owner appoints an agent after listing a property, the listing information should be updated accordingly.
17. Developers
Developers can use INYIS to showcase:
- New developments
- Apartments
- Houses
- Estates
- Land
- Off-plan projects
- Completed developments
Development information should clearly distinguish between:
Completed
Under construction
Off-plan
Available
Reserved
or other applicable statuses.
Do not present planned facilities or future development features as completed facilities.
18. Diaspora Buyers
Many people searching for Nigerian property may live outside Nigeria.
If your listing is suitable for diaspora customers, provide useful information such as:
- Exact or appropriate location information
- Property documentation available
- Viewing arrangements
- Virtual viewing options
- Local representative
- Payment process
- Development status
- Expected completion dates
- Important fees
Clear information can make remote enquiries much easier.
19. Virtual Viewings
Where available, agents and owners may provide:
- Video tours
- Virtual viewing links
- Additional photographs
- Floor plans
- Location information
Virtual viewing can help someone living abroad understand a property before arranging a physical visit.
However, a virtual viewing should not be treated as a substitute for appropriate due diligence.
20. Communication & Customer Data
When a customer contacts you through INYIS, treat their information responsibly.
Do not:
- Sell customer information
- Share it unnecessarily
- Add customers to unrelated mailing lists without appropriate permission or legal basis
- Publish their private information
- Use their information for unrelated purposes
More information is available in our Privacy & Data Protection policy.
21. Listing Quality
INYIS may consider listing quality when reviewing properties.
A strong listing generally has:
Clear photographs + accurate information + realistic pricing + useful description + responsive contact person.
We may ask you to improve a listing where important information is missing.
22. Listing Review
Depending on the type of account and listing, properties may go through a review process before publication.
A listing may be:
- Draft
- Pending review
- Documents submitted
- Under verification
- Verified
- Rejected
- Published
- Reserved
- Sold
- Let
- Off Market
The exact statuses available may depend on the INYIS service being used.
23. Your Responsibilities
By listing a property on INYIS, you agree to:
- Provide truthful information
- Keep information reasonably current
- Have authority to advertise the property
- Respond appropriately to genuine enquiries
- Respect customer privacy
- Follow applicable laws
- Provide requested verification information where appropriate
- Notify INYIS when important listing information changes
24. Removing a Listing
If a property is no longer available, please remove or update the listing.
INYIS may also remove or restrict a listing where:
- Information appears inaccurate
- The property is no longer available
- Verification cannot be completed
- The listing appears fraudulent
- The listing breaches INYIS rules
- There is a safety or legal concern
25. Building Trust on INYIS
The strongest property marketplace is built on accurate information and professional behaviour.
We encourage every agent and owner to think about the customer’s experience:
Would you trust this listing if you were the buyer?
If the answer is yes, you are probably providing the kind of information we want on INYIS.

If you are an owner, agent, developer or property professional with a property to advertise, INYIS is here to help you present it professionally.
List Your Property
Provide the property information, photographs and relevant details.
Get Discovered

Receive Enquiries
Interested customers can contact you or request a viewing.
Build Your Professional Profile
Agents can build a stronger presence by completing their profile and, where applicable, going through INYIS verification.
Important
Listing a property on INYIS does not guarantee that the property will sell or rent.
It does not guarantee a particular number of enquiries, views or transactions.
The quality and accuracy of your listing, your responsiveness and the underlying property all affect the customer’s experience.
