Welcome to INYIS — Nigeria’s Property Marketplace.
These Terms of Use explain the rules that apply when you visit or use the INYIS website, create an account, publish a listing, contact a property professional, use our professional services marketplace, or enquire about building materials.
By accessing or using INYIS, you agree to these Terms of Use. If you do not agree with them, please do not use the website.
1. About INYIS
INYIS is a digital marketplace operated from Spain by David Kingsley Iloh.
INYIS provides an online platform that can connect users with:
- Property agents
- Property owners
- Developers
- Nigerian property professionals
- Contractors
- Other property-related service providers
- Selected building-material suppliers
INYIS is primarily a marketplace and information platform. Unless expressly stated otherwise, INYIS is not the owner, seller, landlord, developer or legal representative of every property advertised on the website.
2. Using INYIS
You agree to use INYIS only for lawful purposes.
You must not use the website to:
- Commit fraud
- Mislead another person
- Impersonate another person or business
- Publish deliberately false information
- Upload unlawful or harmful material
- Attempt to gain unauthorised access to another account
- Interfere with the operation or security of the website
- Collect another person’s personal information without appropriate permission
- Use INYIS to send spam or unsolicited commercial messages
- Publish a property or service that you do not have authority to advertise
- Use the website for any unlawful transaction
We may restrict or terminate access where we reasonably believe these Terms have been breached.
3. Property Listings
Property information on INYIS may be supplied by agents, owners, developers, representatives or other property professionals.
Listings may include information such as:
- Property type
- Location
- Price
- Bedrooms and bathrooms
- Land size
- Photos
- Amenities
- Availability
- Agent information
- Verification information
- Contact information
Although INYIS may review information or carry out verification processes, a listing should not automatically be treated as a guarantee that every statement made by the listing provider is accurate or current.
Property availability and prices can change.
Users should confirm important information directly with the relevant property professional before making a financial commitment.
4. Property Verification
INYIS may offer verification or trust indicators for selected listings or property professionals.
A verification badge, status or similar indication means that INYIS has carried out a particular verification process or received particular supporting information.
It does not mean that INYIS guarantees:
- Ownership of the property
- The legal validity of every document
- The property’s physical condition
- The final transaction price
- The conduct of every agent or seller
- That a transaction will be completed successfully
Users should carry out their own appropriate checks before paying money or entering into a transaction.
5. Property Enquiries
When you submit an enquiry about a property, INYIS may forward your information to the relevant agent, owner, representative or Nigerian property partner.
This allows the relevant person to respond to you.
Submitting an enquiry does not create a contract for the purchase, rental or sale of a property.
Any eventual property transaction is normally between the relevant parties and is subject to its own contract and applicable law.
6. Property Viewings
A viewing request submitted through INYIS is a request for assistance in arranging a viewing.
It is not a guarantee that:
- The property will remain available
- The viewing will take place
- The property owner or agent will attend
- The property will be suitable for you
Users should follow appropriate safety precautions when attending property viewings.
7. Buyer Accounts
Some INYIS features may require you to create an account.
You are responsible for providing reasonably accurate information and keeping your account credentials secure.
You should not:
- Share your password with another person
- Allow another person to use your account
- Create an account using another person’s identity
- Use an account for fraudulent activity
We may suspend or close an account where there are reasonable grounds to believe it is being misused.
8. Agents and Property Professionals
Agents and other property professionals who use INYIS are responsible for the information they submit.
They must have appropriate authority to advertise the properties or services they publish.
They must not knowingly publish:
- False property information
- Misleading prices
- False ownership claims
- Fraudulent documents
- Misleading professional credentials
- Properties they have no authority to advertise
INYIS may request supporting information or documents as part of its verification process.
9. Agent Verification
Where INYIS identifies an agent or professional as verified, the verification relates to the checks carried out by INYIS at that particular time.
Verification may be reviewed, suspended or withdrawn.
Users should not interpret verification as an unconditional guarantee of the agent’s future conduct or of a particular transaction.
10. Contractors and Professional Services
INYIS may operate a directory or marketplace for contractors and other property-related professionals.
Contractors are responsible for:
- The accuracy of their business information
- The services they advertise
- Their qualifications and licences
- Their prices and quotations
- Their work
- Their contracts with customers
- Compliance with applicable laws
Unless expressly stated otherwise, INYIS is not the contractor and does not directly provide the contractor’s services.
11. Contractor Monthly Membership
Where INYIS offers contractors a paid monthly membership, the applicable fee will be displayed before payment.
A contractor’s membership may depend on successful payment and compliance with INYIS requirements.
Payments may be processed through a third-party payment provider such as Paystack.
A paid membership does not automatically mean that a contractor has been verified.
Payment status and professional verification are separate matters.
12. Payments
Where INYIS facilitates or connects you to a payment service, the payment may be processed by a third-party payment provider.
Payment information may therefore be subject to the provider’s own terms and privacy policy.
For recurring contractor memberships, the payment provider may process recurring payments according to the subscription arrangement accepted during registration.
Users should review the payment information shown before completing a transaction.
13. Spanish Tiles and Building Materials
INYIS may display selected Spanish tiles and building materials intended for customers, projects and buyers connected with Nigeria.
INYIS is not necessarily the manufacturer, exporter, supplier or seller of every product displayed.
Product information may include:
- Product photographs
- Tile size
- Finish
- Colour or design
- Availability
- Packaging information
- Minimum order quantities
- Project information
Availability, prices and specifications should be confirmed before placing an order.
For an actual commercial tile transaction, the applicable Spanish supplying business may issue the quotation, invoice and export documentation.
The legal supplier identity will appear on commercial documents where required.
14. Commercial Quotes and Orders
A product enquiry or request for a quotation does not itself create a binding purchase contract.
A commercial transaction becomes subject to the quotation, order confirmation, invoice, contract and other applicable documents issued by the relevant supplier.
Users should carefully review:
- Product specifications
- Quantity
- Price
- Currency
- Delivery arrangements
- Shipping costs
- Taxes
- Duties
- Payment terms
- Lead times
- Cancellation terms
before making payment.
15. User-Submitted Content
Users may be able to submit:
- Property descriptions
- Photographs
- Business information
- Reviews or comments
- Profile information
- Messages
- Other content
You remain responsible for the content you submit.
By submitting content to INYIS, you confirm that:
- You have the right to provide the content.
- The content does not knowingly infringe another person’s rights.
- The content is not unlawful or fraudulent.
- The content does not contain information that you are not authorised to disclose.
You give INYIS permission to use submitted content as reasonably necessary to operate and promote the relevant INYIS service.
16. Property Photographs and Documents
If you upload property photographs, documents or other material, you must have the appropriate rights or permission to use them.
You must not upload:
- Stolen photographs
- Documents obtained unlawfully
- Another person’s identification documents without authorisation
- Private information that is unnecessary for the listing
- Copyrighted material that you have no right to publish
INYIS may remove material where there is a legitimate concern about legality, privacy, copyright, fraud or misuse.
17. Intellectual Property
The INYIS name, branding, website design, logos, original text, software and other INYIS materials may be protected by intellectual-property laws.
You may use the website for its intended personal or business purpose.
You must not reproduce, copy, modify, distribute or commercially exploit INYIS materials without appropriate permission, except where applicable law permits such use.
Property photographs, logos, trademarks and other materials supplied by third parties remain subject to the rights of their respective owners.
18. Third-Party Websites and Services
INYIS may contain links or connections to third-party services such as:
- Payment providers
- Social media platforms
- Mapping services
- External property websites
- Professional service providers
These services operate independently from INYIS and may have their own terms and privacy policies.
INYIS is not responsible for the content, availability, security or policies of third-party websites that it does not control.
19. Fraud and Safety
Users should remain alert when communicating online or making property-related payments.
INYIS will never ask you to ignore normal verification procedures simply because a property appears on the website.
Before making a payment, users should independently confirm:
- The identity of the person receiving the payment
- The identity and authority of the property seller, landlord or agent
- Property documentation
- The payment account details
- The terms of the transaction
If something appears suspicious, stop the transaction and contact INYIS.
20. No Guarantee of Availability
We aim to keep INYIS available and useful, but we cannot guarantee that:
- The website will always be available
- Every listing will remain online
- Every property will remain available
- Information will always be completely current
- Third-party services will always operate
- Every enquiry will receive a response
- Every verification process will detect every possible problem
Property markets and third-party information can change quickly.
21. No Guarantee of a Property Transaction
INYIS does not guarantee that a buyer and seller, landlord and tenant, agent and customer, contractor and customer, or supplier and customer will successfully complete a transaction.
Unless expressly agreed otherwise in writing, INYIS is not responsible for negotiating or completing the underlying transaction between third parties.
22. Limitation of Responsibility
To the extent permitted by applicable law, INYIS is not responsible for losses arising solely from:
- Incorrect information supplied by users or third parties
- Changes to property availability
- Actions or omissions of agents, owners or contractors
- Third-party payment services
- External websites
- Third-party communications
- Fraud carried out independently by a third party
- Events outside our reasonable control
Nothing in these Terms is intended to exclude or limit a legal responsibility that cannot lawfully be excluded or limited.
23. Indemnity
If you use INYIS in a way that unlawfully harms another person or causes a legitimate claim against INYIS because of your actions, you may be responsible for the resulting losses or costs to the extent permitted by applicable law.
This may include situations where you:
- Publish fraudulent information
- Infringe another person’s intellectual-property rights
- Misuse personal information
- Advertise property without authority
- Use INYIS for an unlawful purpose
24. Suspension or Removal
INYIS may suspend, restrict or remove:
- A user account
- A property listing
- An agent profile
- A contractor profile
- A message
- Other content
where there is a reasonable concern about:
- Fraud
- Safety
- Misleading information
- Unlawful activity
- Abuse of the platform
- Privacy violations
- Breach of these Terms
- Payment issues
- Verification concerns
Where appropriate, we may request clarification or supporting information.
25. Ending Your Use of INYIS
You may stop using INYIS at any time.
If you have an account, you may request account-related assistance by contacting us.
Some information may need to be retained after an account is closed where required for legal, security, accounting, fraud-prevention or legitimate business purposes.
26. Changes to These Terms
We may update these Terms of Use when:
- New services are introduced
- Existing services change
- Legal requirements change
- Our business arrangements change
- Website functionality changes
The latest version will be published on this page with an updated date.
Your continued use of INYIS after an update means that you are using the website under the updated Terms, to the extent permitted by applicable law.
27. Applicable Law and Jurisdiction
INYIS operates from Spain and provides services connected with Nigeria.
Different activities on the platform may therefore involve different legal systems.
These Terms should be interpreted together with any specific contract, quotation, payment terms or other agreement that applies to a particular transaction.
Nothing in these Terms removes mandatory consumer, data-protection or other legal rights that apply to you under applicable law.
Where a specific transaction has its own written agreement, that agreement may contain its own governing-law and jurisdiction provisions.

29. Final Reminder
INYIS is designed to make it easier to discover property and property-related services.
